Building a house is a considerable expense and every investor is aware of this. Total costs depend on many factors, e.g. construction technology, quality of materials used, the selection of the contractor and of course our preferences. So there is no unequivocal answer, the question of how much it costs to build a house. However, it is worth knowing what amount to prepare for.
If we want to optimize the cost of building a house, we make the most important decisions at the stage of selecting the project. Certainly cheaper under construction will be a one -story house with a simple block than a large -story house with a large area. However, it is important that the operation of the house is comfortable, which is why the size and number of rooms should be adapted to the needs. It is most convenient to live at home when each of the household has their own room, but there can also be a common space. For example, in the case of a family of 4, 2 bathrooms will be useful-we will avoid morning queues and scuffles. We can save a lot by building the house using the economic method. We present estimated expenses for bringing a 140 m2 house to a developmental state. The prices given are net values, while the cost of labor is the national average. The house is built using the economic method, but without its own contribution.
We present costs for a home with an attic with an area of 140 m2 – each floor has 70 m2, with the attic usable area will be slightly smaller due to bevels.
Foundations – around PLN 24,000 (PLN 16,000 for materials + PLN 8,000 for labor). At this stage, we bear the costs of earthworks, the performance of benches and foundation walls made of concrete blocks, moisture and thermal insulation, pouring a 15-centimeter plate made of lean concrete and sand beds.
Load -bearing walls – PLN 23,000 (PLN 12,000 for materials + PLN 11,000 labor). For their moors, the 24 cm thick cell concrete blocks were used in our country.
Partition walls – PLN 8,600 (PLN 3,000 for materials + 5600 PLN labor), 12 cm thick cellular concrete blocks.
Chimneys and ventilation – PLN 8,200. For 6 ventilation chimneys made of ceramic fittings together with clinker brick grinding, we will pay about PLN 1,700. The cost of one smoke chimney (needed when exhaust gas from a solid fuel boiler or fireplace) is PLN 3,600. On the other hand, finishing two chimneys on the roof (clinker brick housing) will be about PLN 3,000. It is also worth remembering about various types of additional elements of the roof finish and chimneys, which facilitate subsequent maintenance of installations, such as chimney sweep benches
Teriva dense ceiling – PLN 29,000 (PLN 25,000 materials + 4000 PLN labor).
Reinforced concrete stairs with an area of 7.5 m2 – 2300 PLN. The cost includes concrete C 20/25, 15 kg of reinforcement per 1 m2 of structure together with formwork and labor.
A gable roof with an area of about 150 m2 – about 35,000 PLN. The price includes: roof truss (PLN 10,000), roof truss (7000), arrangement and purchase of a good quality membrane (PLN 2000), solid metal roofing tile and its arrangement (PLN 16,000). This element, although not the most expensive element of the cost estimate, later has a huge impact on the usability and costs of the house. High -quality, modern metal roof tiles are offered with a long warranty, up to 50 years, which is extremely important from the point of view of securing the investor’s interests.
PVC orinning – 3000 PLN (materials + assembly).
Roof out – about PLN 600.
Roof insulation-PLN 14,000 (mineral wool 30 cm thick on a profile frame and mounting plasterboard installation, labor).
Hood soffit – PLN 2,000.
Wooden windows – PLN 25,000 with assembly (white with PVC – PLN 18,000).
Exterior doors – anti -burglary with assembly – PLN 4,000.
A tilt garage (without drive) – PLN 3,000.
To sum up, bringing the house to a closed raw state costs PLN 190,000 net.
After completing the closed raw state, it is time for internal installations, plasters, floors, mounting window sills and insulation of external walls.
Insulation of external walls and facade – PLN 33,000. The price of acrylic plaster facade insulated with a 25 cm thick polystyrene is about PLN 120 for materials and PLN 75 for labor, while finished with silicate plaster and mineral wool 25 cm thick – PLN 160 for materials by PLN 95 for labor. In the case we consider, we must finish about 168 m2 – polystyrene was used for insulation.
Electrical installation-PLN 15,000 (location of 100-110 electrical points, stretching of electrical cables, installation of sockets, light switches or cubes under the lamp, installation of a dashboard and fuses).
Water and sewage installation-PLN 8,000.
Central heating – PLN 17,000 (PLN 9,000 underfloor heating on the ground floor + 8000 PLN attic radiators).
Boiler room equipment – PLN 21,000 (good quality gas boiler, hot water tank, drivers, system chimney, a set of pipes, pumps and valves).

Internal plasters – about PLN 17,000. There is 420 m2 of walls, cement-lime plaster 33-48 PLN/m2 (material + labor), gypsum plaster 32-46 PLN/m2.
Internal window sills – PLN 2,100. A good quality PVC window sills cost an average of PLN 30/m.b, assembly is about PLN 65/M.B. Assuming that we will need 21 M.B. window sills.
External window sills – PLN 2,900, aluminum window sills are most often used – on average PLN 36/m.b., Installation approx. PLN 100/m/b.
The total amount is PLN 125,000.
