It is not surprising that when the construction starts, we can not wait to introduce to your dream home. However, despite the best intentions of the construction team and the use of system solutions, moving will not take place too quickly. Let’s see how long the turnkey house is going on.
To estimate the duration of construction and finishing works, the work schedule should be carried out – if we build with an economic system, it should be prepared by the construction manager. Thanks to the schedule, we can arrange individual teams for a specific date. It also allows for rational planning of purchases of building materials, and what is associated with ensuring financial liquidity. Remember, however, that the terms presented in the schedule are estimated, after all, some works for reasons beyond our controls or professionals may be extended. We present the approximate time of building a house with an area of approx. 150 m2 implemented in the most commonly used masonry technology in our country – two -layer walls. It is estimated that the construction and finishing of such a house will last 2 years.
The zero condition includes such works as: earthworks, foundation works, basement of basements and the ceiling on the basement, and if the house is not basement, then the floor is made on the ground (concrete foundation, insulation, but of course without target finishing). This stage lasts from 2 to 4 weeks. Time of individual works:
• Equalization of the area-1-2 days;
• Determining the outline of the house – an authorized surveyor will do this work within a maximum of 1 day;
• Photo of humus and making a excavation for foundations-the course of work depends on the equipment used, if we rent an excavator, the excavations will be built within 1-2 days, unfortunately manual work is time consuming and lasts about a week;
• making a concrete foundation made of lean concrete for benches-1-2 days;
• Preparation of formwork for foundation benches and arrangement of reinforcement-2-3 days;

• execution of installation crossings-1-2 days;
• technological break-it is necessary for concrete to be associated-about 7 days, we can shorten this time to 3-4 days, if we use mixtures accelerating the concrete bond;
• Foundation walls-2-4 days;
• waterproofing, anti-inflict insulation and insulation of foundation walls-1-2 days;
• leaving sub-assembly installations-1-2 days;
• sprinkling foundation walls in the ground, its density and the ground for the ground floor floor-2-3 days;
• Floor plate – 1 day.
This stage includes the construction of load -bearing walls, poles, chimneys, ceilings, concrete stairs and roof trusses together with the initial layers of roofing. Professionals need a closed raw state from 2 weeks to 4 months. Approximate duration of individual works:
• Masonry of the bearing walls of the external and internal ground floor together with the lintels of window and door openings-depending on the technology of erecting walls used, this stage lasts 1-2 weeks;
• Crazy, reinforcement and concreting of beaches and poles – 1 week;
• Sharing, reinforcement of the ceiling wreaths above the ground floor-the time depends on the ceiling technology, the number of additional elements poured at the ceiling level (e.g. balcony plates) and lasts 1-3 weeks;
• making wreaths and ceiling-1-2 days,
• reinforcement and flooding of the attic stairs-3-4 days;
• technological break needed for concrete care -3-7 days;
• Masonry of knee walls-4-5 days;
• Crazy, reinforcing and making a wreath for a muzzle-1-2 days (if additional posts are made, this time is extended by another 1-3 days needed for their formwork, reinforcement and pouring with concrete);
• technological break for binding a wreath or pillars for wreath – 14 days;
• Installation of masonry and traditional roof truss – 1-2 weeks;
• insulation works, roof insulation and flashing-1-2 weeks.
If there is a wooden ceiling instead of reinforced concrete between the floors, the time will be shortened by 2-3 days. Similarly, when we use ready trusses to make the truss.
The closed raw state lasts from 3 to 5 weeks and includes:
• Installation of window and door joinery (including garage door)-1-2 weeks;
• Establishment of partition walls-1-2 weeks;
• Location of the roofing-2-7 days.
This stage usually lasts up to 3 months. The works include:
• arrangement of the plumbing installation, installation of heating devices, underfloor heating-up to 2 weeks;
• distribution of electrical installation – up to 2 weeks;
• Making floors (cement or anhydrite seizures) – up to 1 week (taking into account the technological break);
• plastering internal walls – up to 3 weeks;
• attic insulation and building plasterboard-up to 6 weeks;
• Making the facade of the house (insulation of external walls and plastering), installation of external window sills, roof soffit – up to 2 weeks.
The time of works carried out depends on their complexity. For example, if the facade contains decorative elements, i.e. vouchers, window bands or concrete slabs, it is obvious that professionals need more time than for standard plastering. And if we decide to install an intelligent house, then we have to reckon with the fact that its distribution will last up to 8 weeks.
Finishing work must take place in the right order. We are the first to coat and paint walls and ceilings. With a medium -sized house with an attic, it will take us about a month. We need more or less time to arrange tiles and floor panels. Making one bathroom lasts about 2 weeks – most often there are 2 bathrooms at home. In addition, this stage also includes finishing stairs, white assembly, kitchen assembly and custom -made furniture. It is assumed that if the building materials are delivered on time, then the turnkey house finish should take 5-6 months.
